The Honest Answer

Bathroom remodeling across the Chicago suburbs, built by a 30-year contractor who shows up.

Bathroom remodels in the Chicago suburbs cost $8,000 to $60,000+ in 2026 across three real tiers. ADG specializes in tub-to-walk-in shower conversions (the most-requested 90s jacuzzi tear-out), steam showers with proper venting, and full layout reconfigurations where we move drains, toilets, and walls to create the bathroom you actually wanted. Tom Fisher walks every project. Shannon Hahn schedules every estimate. The proposal you receive is itemized down to the tile SKU, the glass thickness, and the fixture brand. No bundled "materials" line with hidden markup.

Tommy is known for the fine details. At every budget.

Most Chicago suburbs bathrooms were built the cheapest way the plumber and the framer could agree on. Toilets ended up where the stack was easiest to drop. The shower went where the cold-water supply was already roughed. The vanity got whatever cabinet shop had stock that week. Three decades later, the layout still works against the family using it - not for them.

Alpha Development Group's founder, Tom Fisher, has been remodeling bathrooms across Orland Park, Tinley Park, Frankfort, Naperville, and the rest of Chicagoland for 30 years. What sets him apart is that he treats a refresh-budget guest bath with the same fine-detail attention as a $60,000 primary suite. He'll work within your real budget and tell you honestly what you can and can't pull off. He'll also show you possibilities you didn't know existed in the space you have - moving a toilet flange three feet, swapping a tub-and-shower position, removing a non-load-bearing wall - that completely change how the bathroom feels to live in.

The team you'll work with: Tom on the design and the job site, VP Majd Ibrahim on operations, General Foreman Tyler LaFlamboy on the crew, and Shannon Hahn answering the phone and scheduling your estimate. Real people. Same people on every visit. Based in Orland Park, serving the south, southwest, and west Chicago suburbs across Cook, Will, and DuPage counties.

What Tommy actually specializes in

These four specialties are why Chicagoland homeowners call ADG for bathroom work other contractors won't take on.

Specialty 1 · Most Requested

90s jacuzzi-to-walk-in shower + standalone tub conversions

Almost every Chicago suburbs home built between 1985 and 2005 has an oversized corner jacuzzi tub that hasn't been filled in a decade. It dates the bathroom, eats square footage, and stains. Tommy has converted dozens of these into the layout people actually want: a frameless-glass walk-in shower on one side, a freestanding standalone tub on the other, with the recovered space turned into a real vanity area. The result looks 20 years newer and gets used daily instead of staring at the ceiling.

Typical range: $18,000 – $35,000
Specialty 2 · Few Contractors Will Build These

Steam showers with proper venting and generator sizing

A real steam shower is a different build than a tile shower with a steam unit bolted on. Tommy's steam installs include fully sealed walls and ceiling (not just shower-pan waterproofing), a generator sized to the cubic footage (typically 5kW–12kW), a sloped ceiling so condensation drains to a wall rather than dripping on you, dedicated venting per IL code, and a vapor-tight door seal. Most contractors skip half of these steps. Tommy doesn't.

Adds $4,500 – $12,000 over a standard shower
Specialty 3 · The Highest-Impact Change

Full bathroom layout reconfigurations

Moving drains, toilet flanges, showers, and tubs is what separates a refresh from a bathroom that actually fits how you live. Tommy routinely reroutes under-slab drains, relocates toilet flanges by 2–6 feet, swaps tub-and-shower positions, removes non-load-bearing walls to combine a powder room with a hall bath, and adjusts plumbing rough-ins for double-vanity conversions. Most homeowners don't realize this is possible. It is, and it transforms the room.

Adds $4,000 – $12,000 to a remodel
Specialty 4 · Why People Refer Tommy

Refresh to high-luxury, with the same fine-detail care

Tommy will build you a $9,000 refresh on a guest bath with the same attention he gives a $55,000 primary suite. He'll talk you out of upgrades that don't deliver real value. He'll talk you into the few that do (proper Schluter waterproofing instead of cut-rate mortar bed, frameless over framed glass, sealed grout). The result is that every ADG client knows where their money went and why - not because we tell them, but because the written proposal lists every part down to the SKU.

Refresh: $8K–$15K · Luxury: $30K–$60K+
Recent Project · Orland Park

From cracked early-2000s tile to a modern luxury spa bathroom.

This Orland Park single-story home had what most Chicagoland bathrooms still have: early-2000s builder-grade everything. Cracked tile shower surround. A vanity that came with the house. Awkward layout that wasted every inch of the room.

Tommy and the crew took it down to the studs. Reconfigured the layout to recover almost three feet of floor area. Built a custom walk-in shower with full Schluter waterproofing and frameless glass. Installed a freestanding soaking tub where the toilet used to sit. Hand-laid the new floor and shower-wall tile. New double vanity, designer fixtures, heated floor, and the kind of finish detail that makes the room actually feel like a spa instead of looking like one in a brochure.

This is the level of bathroom you get when you call ADG - whether your project is $8,000 or $60,000.

Why homeowners pick ADG over the other bid

Three things you'll get with ADG that you won't get with most Chicagoland contractors.

Tom Fisher walks every job.

Not a salesperson. Not a project manager juggling 40 jobs. Tom himself shows up at your in-home estimate, takes the pictures, talks vision and budget, and is on the site through the build. The Tom you meet at the estimate is the Tom you'll work with for the next 4 weeks.

Line-item pricing with the actual receipts.

ADG is one of the only Chicagoland remodelers that shows clients the actual receipts and invoices for every material on every project. No bundled "materials" line with hidden 20-35% markup. Your written proposal lists every tile SKU, every fixture model, every cabinet line. You know exactly what your bathroom cost because you have the paper trail.

Real waterproofing, not shortcuts.

Behind every shower wall we build is Schluter Kerdi membrane (or Wedi for steam showers) installed to manufacturer spec. Proper slope to the drain. Cement board not green-board. Pre-formed niches sealed at every seam. We don't use mortar-bed pans or RedGard-only on new builds. Your bathroom will not leak in five years.

The actual ADG bathroom process

From your first call to a finished bathroom you love. Four steps, no surprises.

1

Shannon schedules your estimate

Shannon Hahn (Office Administrator) receives your call or contact form. She schedules your free in-home estimate at a time that works for you, usually within 24 to 48 hours. No call center, no voicemail purgatory.

2

Tommy comes to your home

Tom himself shows up, walks the bathroom with you, takes detailed measurements and photos, and asks about your vision, budget, and timeline. He'll tell you honestly what's possible in the space and what isn't.

3

Demo + build scheduled

You get an itemized written proposal with every line-item price, every fixture brand and SKU, and a firm timeline. When you sign, Tommy schedules the demo and the build crew. Permits pulled. Materials ordered.

4

New bathroom. Done right.

Tommy is on-site through demo, rough-in, inspections, tile, finish, and final walk-through. You'll have a working bathroom you actually want to use, on the timeline we promised, for the price we wrote down.

Permits, inspections, and your village.

ADG is a licensed Illinois general contractor and pulls every permit required for your bathroom remodel. We coordinate all inspections directly with your village or city, regardless of which county you're in. You never deal with the permit office. Three jurisdictions we work in constantly:

Cook County (Orland Park, Tinley Park, Palos Heights, Oak Forest, Oak Lawn, La Grange, Western Springs)
Permits issued by individual village halls. Plan review typically 2-3 weeks. Cook County is generally stricter on electrical work than the surrounding counties.
Will County (Frankfort, Mokena, New Lenox, Homer Glen, Plainfield, Bolingbrook)
Permits handled by Village of Frankfort and other municipal building departments. Plan review usually 1-2 weeks. Will County inspectors are particularly thorough on shower waterproofing.
DuPage County (Naperville, Wheaton, Downers Grove, Burr Ridge, Hinsdale, Oak Brook)
Most municipalities have their own building divisions. The City of Naperville Building Division at 400 S. Eagle Street is one we work with frequently. Plan review typically 2-3 weeks.

Bathroom Remodeling FAQ

The questions Chicago suburbs homeowners ask Tom most often.

How much does a bathroom remodel cost in the Chicago suburbs?

Bathroom remodels in the Chicago suburbs cost $8,000 to $60,000+ in 2026 across three tiers: refresh ($8K-$15K), mid-range full remodel ($15K-$30K, most common), and primary or custom ($30K-$60K+). Tub-to-walk-in shower conversions typically run $12,000-$28,000. Steam showers add $4,500-$12,000 depending on tile, venting complexity, and generator size. For the full line-item breakdown, see our 2026 Frankfort cost guide.

Do you specialize in 90s jacuzzi-tub-to-walk-in conversions?

Yes. This is one of the most common conversions Tommy does. We remove the oversized corner jacuzzi (which is rarely used and dates the bathroom), then build a walk-in shower with frameless glass plus a freestanding standalone tub in the freed-up space. The result is a primary bathroom that looks 20 years newer and actually gets used daily. Typical cost: $18,000-$35,000 depending on tile, glass, and tub selection.

Do you build steam showers?

Yes, and steam showers are one of our specialty installs. A real steam shower requires specific venting, a generator sized to the cubic footage (typically 5kW-12kW), fully sealed walls and ceiling (not just shower-pan waterproofing), a sloped ceiling so condensation runs to a wall rather than dripping on you, and a vapor-tight door seal. Most contractors skip half of these steps. Steam adds $4,500-$12,000 over a standard walk-in shower.

Can you fully reconfigure a bathroom layout?

Yes. Moving drains, toilets, showers, and tubs is a Tom Fisher specialty. We routinely reroute under-slab drains, relocate toilet flanges by 2-6 feet, swap tub-and-shower positions, and remove non-load-bearing walls to open up cramped layouts. Layout reconfig typically adds $4,000-$12,000 over a same-layout remodel but transforms the room.

How long does a bathroom remodel take?

Most full bathroom remodels run 2 to 4 weeks. Powder rooms can finish in 1 to 2 weeks. Tub-to-shower conversions are typically 5 to 10 days. Custom primary bathrooms with steam showers, layout reconfigs, or specialty tile run 4 to 8 weeks. Village permitting in Cook, Will, or DuPage County adds 1 to 3 weeks before on-site work starts.

Can I keep using my other bathroom during the remodel?

Yes. We seal off the work area with plastic, run HEPA filtration to limit dust, and only shut off plumbing to the bathroom we are remodeling. If we are remodeling your only bathroom, we plan the project so you have working plumbing every night by phasing rough-in and finish work in sequence.

Do you handle plumbing and electrical, or just the build-out?

All of it. As a licensed Illinois general contractor, ADG handles plumbing rough-in, electrical (including GFCI outlets and dedicated circuits for heated floors), drywall, tile, fixtures, vanities, ventilation, and lighting in-house. You get one team and one point of contact: Tom Fisher.

Can you do aging-in-place and ADA-accessible bathrooms?

Yes. Curbless walk-in showers, grab bars with proper backing installed in the framing (not surface-mounted), comfort-height toilets, wider doorways, lever-handle faucets, and walk-in tub installs are all common in our work. The south Chicago suburbs are an aging-in-place market and we design bathrooms that look beautiful now and work decades from now.

What waterproofing system do you use?

Schluter Kerdi membrane is our default for tile shower walls and floors. Wedi system for steam showers and larger primary builds where we want a single-vendor waterproof stack. Both systems are warranty-backed by the manufacturer when installed correctly. We do not use mortar-bed pans or RedGard-only waterproofing on new builds - both methods are too prone to long-term leaks for what we do.

Do you pull permits for bathroom remodels?

Yes. ADG is a licensed Illinois general contractor and pulls every permit required, then coordinates all inspections with your village. We work directly with the Village of Orland Park, the Village of Frankfort, City of Naperville Building Division, Cook County, Will County, and DuPage County jurisdictions. You never deal with the permit office.

Will Tom Fisher actually be on my job?

Yes. Tom personally walks every bathroom estimate, designs the build with you, and is on the job site through the project. Shannon Hahn (Office Administrator) is your scheduling contact. Tom is your build contact. You will not get passed off to a project manager juggling 40 jobs.

What kind of warranty do you offer?

ADG backs our craftsmanship with a written warranty covering installation defects. Manufacturer warranties on fixtures, tile, glass enclosures, and materials are honored separately by the manufacturer (we walk you through what each one covers at the proposal stage).
